Buyer's Agent, Why You Need One
Thinking about buying a new home and not knowing where to start, you get in your car and start to ride around and check a few neighborhoods to see what is available. There it is, right before your eyes you see your dream home and there is a FOR SALE sign in the yard. You then scramble around for your phone or a pen and paper to write the agent's name and number down; does this sound familiar? Maybe you drove by a New Construction Site and decided to pop in and look around and get a brochure or two. Before you know it you have signed the guest registry, been shown through some models and then you are asked the million dollar question - "Are you working with an Agent"? How many times have you heard that.
Now chances are if you said "yes" you were told to have your agent contact the listing site agent. If you happened to have said "no" more than likely you just met your new best friend (smile). The agent will then proceed to tell you how well they work with the builder, how easy it is and there is only one agent to work with, and how great it will be working for you. By this time you are thinking this is great, sounds simple enough. However, ever heard the saying Buyer Beware? Now lets talk about that saying "Buyer Beware."
Now let's think about this. The seller or builder has hired that agent to represent their best interest. And it is that agent's responsibility to disclose to the seller all material facts they discover about you as the buyer. Suppose you want to ask the seller to pay all your closing costs or give you an allowance for repairs. What do you think he/she will do?
Yep, you got it, who is looking out for you Mr. & Mrs. Buyer? The piece of advice you will hear during the home-buying process is Hire Your Own Buyer's Agent! You need your own representation (protection). Also, most buyers believe they must call the agent on the sign in the yard or use the builder's site agent. This is NOT TRUE. By hiring your own agent, you are looking out for your best interests by having someone representing and negotiating for you. And the best news yet is in most cases, the seller will pay both agents commission - and that is a Win-Win. So what does this mean for you? This means that it will not cost you to hire a buyer's agent to represent and negotiate for you. You have the choice of using the seller's agent or hiring your own agent. With this information, why wouldn't you hire your own professional agent, correct? It is my goal to inform you and educate you of all your options.
What will I, Tracy Turner do for you as your buyer's agent? I will put all my responsibilities to you as your REALTOR® in writing. As I am a member of our local and National Association of REALTORS®, I am required to follow and adhere to a strict Code of Ethics, and as your Buyer's Agent, I will promote your interests as your real estate advisor. One of the most important duties I have is to disclose to you any adverse material facts known about the property you choose to purchase. Also, there are a great deal of other duties that I will take care of between helping you find your home and going to settlement; fact of the matter is, by hiring me you have a full-time real estate advisor that will guide you smoothly through the transaction and make sure you are completely satisfied. Remember it is my goal to satisfy you and keep your best interests in hand by being loyal and committed to you and ask that you be loyal and committed to me as well.
